4 Ways to Combat Urban Blight

Urban blight has been a constant problem in cities across the U.S. for decades. When you look at the origin of the word “blight,” it has a deep history that stemmed from agriculture. The word dates to the 1600s and was used by farmers to describe a disease or an injury to plants that kills them. The definition morphed into what we know today as a state of deterioration. Hence, vacant homes and buildings deteriorate and lots become dumping grounds causing urban blight. There are many causes of urban blight, from unscrupulous landlords to foreclosures. Community leaders and real estate investors know that revitalizing a vacant building or lot can bring economic growth to a city, especially by creating opportunity for first-time homeowners or business owners. Rehabilitated properties create a sense of pride for a community and provide neighborhood stabilization. Just as there are causes for urban blight, there are also solutions to combat it. Let’s take a look at some.
1. Selling vacant lots for as low as $1 – Many cities have offered this, such as Chicago and Philadelphia, to encourage new construction or to revitalize properties.
2. Auctions – Homes worth salvaging go on the auction block and can get snatched up for a great price. Once the liens placed on a property’s title are settled, the lender will sell the property at auction.
3. Greening Lots – Many organizations (e.g., Pennsylvania Horticultural Society) partner with city agencies to purchase vacant lots for the purpose of landscaping them, which includes removing trash, planting greenery, and adding fences. It doesn’t cost much to maintain a lot and some of them have been transformed into new homes, businesses, and gardens. By greening lots, home median values have increased.
4. Demolition – When a vacant home or building poses a threat to public safety, it must be demolished. This allows for the property to redeveloped.
