What Can Impede Future Construction?

When a property owner wants to redevelop land, any existing buildings must be demolished. It’s seems like a simple job, but that is not always the case. Often, when land is redeveloped, there can be different structural or environmental issues that can impede future construction. This issue can be compounded if there are multiple types of structures on the property. An experienced demolition contractor knows what it takes to make the site ready for construction. Let’s take a look at some of things that can impede future construction on a demolition project.
1. Remnant Structures – What is left standing of a structure due to age and deterioration, such as walls and foundations.
2. Hazardous & Non-Hazardous Materials – It is important to know which materials are hazardous and those that are non-hazardous due to the way they are disposed. These materials include asbestos and universal waste (e.g., paint, cleaning fluids, automobile products, fluorescent lights, and thermostats).
3. Erosion Controls – The installation and maintenance of controls, such as a silt fence, a silt sock, or berms, prevent soils or materials from leaving the site during rain events.
4. Underground Storage Tanks – These storage tanks hold liquids, such as heating oil and gasoline, and must be cleaned and properly removed prior to redevelopment.
Making Way for a Warehouse
Recently, Empire was contracted to perform demolition of a total of 14 structures in order to make way for a new warehouse in the greater Berks County area. Not only was Empire responsible for the demolition of these structures, but the scope of work also included land clearing, underground utility removal, erosion and sediment control installation, and asbestos inspection and abatement.
Erosion controls were installed, and the areas were cleared and grubbed as needed in order to prepare the site for future construction. All of the buildings were demolished to grade, and then all footings and foundations removed completely to ensure that no remnant structures would remain to impede future construction.
As the project progresses, Empire will crush all of the solid materials on site to be used for backfill of basements and foundations, and perform additional exploratory work to find any relic underground storage tanks.
